No. Even if you were able to view the rental property and apply, the decision lies with the landlord or the owner. If you are successful, you can still decide for yourself whether you want to sign the rental agreement.

Can I find accommodation from private landlords on Immoswipe?
No. On Immoswipe you will not find accommodation from private landlords. We only work with commercial landlords who meet our standards. All landlords are checked and must verify their identity.
As a tenant, do I pay service fees to Immoswipe?
No. You do not pay any service fees to Immoswipe. For you as a tenant, the use of the platform is 100% free of charge.
How long before moving in can I rent a serviced apartment on Immoswipe?
You can rent a serviced apartment over Immoswipe maximum one year before moving in.

Do I have a minimum rental period for serviced apartments?
This varies. With most landlords you have a minimum rental period of 1 month or 2 weeks. You can find information about the minimum rental period under the tab Rental conditions in the advertisement of the accommodation.
Are utilities such as heating, water, electricity and internet included?
Usually service charges (heating, water, electricity and internet) are included in the monthly rent. You can find information about the additional costs under the tab Rental conditions in the advertisement of the accommodation.
Can I receive mail in a serviced apartment?
Most landlords offer the possibility to receive mail at your temporary residence. Ask the landlord directly about the conditions on site (own mailbox, collective mailbox, etc.).
Do I have to register at my temporary residence?
EU citizens: In any case, you must register your residence with your municipality of residence within 14 days of entry. As a rule, the municipality forwards your documents to the cantonal migration authority.
Swiss nationals: You must deregister with your old municipality of residence and register with your new one within 14 days. In many cantons you can carry out the move online.
Can I contact the landlord at any time?
Yes, you can contact the landlord through our messenger if you have opened an account. You can ask the landlord questions about the serviced apartment before you send a binding rental request. You can also contact the landlord at any time during the rental period via Messenger.
Receive notifications about new messages, status of your rental request, move-in/move-out via email and SMS. To activate the additional notifications via SMS, please go to your account.
I have found the ideal serviced apartment. How can I rent it?
When you have found the right serviced apartment, send the binding rental request to the landlord. The landlord will answer your rental request within 36 hours.
This is how it works:
Select the rental period and available services
Accept the terms and conditions of the rental company and send the binding rental request
Follow the further instructions (check out process)
As soon as the landlord accepts your rental request, the accommodation is rented successfully
Is my rental request with the landlord binding?
Yes. The sent rental request is binding for you. The landlord has 36 hours to accept or reject your binding rental request. As soon as the landlord accepted your rental request, the rental relationship is established and legally valid.
Can I send a binding rental request for multiple serviced apartments at the same time?
No. You can only send a binding rental request. After that you have to wait for the response from the landlord (within 36 hours). If your rental request was rejected or not answered, you can send a new binding rental request. Please note that cancellation fees may apply. Information about cancellation conditions can be found in the accommodation listing under the tab Rental Conditions.
Why is my rental request binding?
We have made the rental process as simple as possible. We want to prevent the back and forth of commitments between landlord and tenant. Therefore, rental inquiries at Immoswipe are binding and will be answered by the landlord within the specified period of 36 hours.
You as a tenant have the advantage that you can rent the desired serviced apartment as quickly as possible. 90 percent of the landlords answer in a few hours or faster.
What happens after my binding rental request?
The landlord has 36 hours to accept or reject your binding rental request. If the landlord leaves your rental request unanswered, it will automatically expire after 36 hours and you can send a new binding rental request. You can find the status of your rental request in your account under the tab Bookings. If the status changes, you will automatically receive an email from us.
If the landlord accepts your binding rental request, the rental confirmation will be created as a PDF. This document is also valid as a rental agreement, e.g. if you want to register with the municipality.
What means of payment are available to me as a tenant?
You can make payments with credit/debit cards (Mastercard, Visa), online bank transfer and, depending on the country of origin, with alternative means of payment. In the search filter you can specify which means of payment you prefer. Basically, the landlord determines how he wants to receive rental payments.

Cancellation of the lease before move-in (30 days+) is free of charge according to Immoswipe's policy.

In your dashboard under the Payments tab you will find an overview of open, paid and overdue rent payments. You can download all invoices as PDFs and print them as needed. The invoices are VAT compliant and you can submit them as expense receipts for business trips.

Which tenants can I reach through Immoswipe?
We specialize in renting serviced apartments to tenants from all over Europe. Our clients consist mainly of people who need temporary accommodation for a certain period of time (months or years) for professional reasons. This includes many companies that are continuously looking for serviced apartments for their employees for project-related activities.
How do I register as a landlord?
Click Register and follow the instructions. Please note that only companies (legal entities) can register as landlords on Immoswipe. Once you have completed the registration process, we will verify your information and contact you for onboarding.
What are the rental fees?
An advertisement on Immoswipe is free of charge and therefore risk-free for you.
A service fee is charged when the landlord accepts a binding rental request from a tenant. The service fee consists of a percentage and is calculated over the entire rental period. The amount of the service fee depends on the number of serviced apartments permanently advertised by the landlord. The Service Fee is a) automatically collected from monthly disbursements or b) billed.

How are rent payments handled?
Automated payments
All automated payments (credit cards, alternative payment options) are processed via ImmoswipePay. For this we use the payment system of our partner Payrexx AG based in Thun, Switzerland. Payrexx AG is a regulated Swiss payment service provider and certified according to the strict PCI-DSS guidelines Level 2. Payrexx AG is subject to the FINMA.
Manual Payments
Manual payments are processed directly between tenant and landlord. Immoswipe creates invoices for the landlord in his name as a PDF with the deposited account details. Immoswipe assumes no liability for direct payments made by the tenant.
How do I store the billing address?
The billing address is taken from your company details during registration. Please make sure that you enter the address of the company according to the commercial register extract when registering.
How do I deposit a bank account for rent payments?
Automated payments
Log in to your account and go to Edit Account and then to the Finance tab. Activate Automated payments. You will then need to complete the KYC (Know your Customer - Money Laundering Act) process with our Swiss financial service provider Payrexx AG. During KYC process you can specify a bank account for payouts.
Manual payments
Log in to your account and go to Edit Account and then to the Finances tab. Activate Manual Payments and then enter the complete bank details.

How do I enter an advertisement on Immoswipe?
You can enter and manage an unlimited number of advertisements on Immoswipe. Place ads offline/online at any time. We want to present potential tenants well-documented online advertisements. The search for a suitable serviced apartment is often fraught with uncertainty. Help provide tenants with as much information about your accommodation as possible.
1. Description of the accommodation
Add a detailed description to your advertisement and also tell what there is to find in the immediate vicinity. Be it for daily needs (shopping) but also for restaurant visits or leisure activities.
2. Use high quality pictures
High quality images are absolutely necessary! Avoid watermarks and logos on the images.
Show your serviced apartment at its best and use images that show every room. Make sure you have good resolution here, the edges of the images should be parallel to the walls and corners. You can upload up to 9 images, take advantage of this opportunity. Additionally, you can integrate a video or a virtual tour into the image gallery. Videos and virtual tours help tenants to view your serviced apartment online - this reduces on-site inspections and your efforts.

3. Amenities, services, rental terms and availability.
In step 5, select the appropriate amenities so the tenant can see what to expect in this serviced apartment. It is important to include all of them because the tenant can filter these features during the search.
Record additional services such as housekeeping. Specify whether the cleaning service is included in the rental price or charged separately. You also have the option to enter your own frequencies for cleanings. If you have a parking space available for this serviced apartment, you can enter a monthly price and daily price for the parking space.
Under Rental conditions you enter the rent per month, a price per night and costs for additional tenants. Specify whether you require a rental deposit (not recommended) and how much the minimum rental period is. Generally, it is possible to specify a minimum rental period from 1 to 365 days.
Specify in percentage the amount of the cancellation fee. The cancellation fee is calculated from the first month's rent, or if the rental period is less than 1 month, from the whole rental period. All cancellations 30 days+ prior to move-in are free of charge.
Cancellation during the rental period can be made by the tenant at the end of each month, taking into account the notice period of 1 month.
Availabilities can be entered manually or automatically synchronized via .ical. We are working on developing interfaces to various channel managers so that availabilities, prices, rental conditions can be synchronized even more easily.
